30% back from Xcel, up to $500 for an attic

Insulation Rebates in Aurora

Aurora is a younger city than Denver: only about 37% of its homes were built before 1980. For many owners the question is a top-up of attic insulation and a round of air sealing, not a whole-house retrofit. Xcel Energy pays 30% of the cost of either, up to caps.

Working it out

An air sealing job that costs $900 earns 30%, or $270, under the $400 cap. An attic top-up that costs $1,200 earns $360. Do both in one visit for $2,100 and you would collect $630 from Xcel, because each measure is capped on its own. In a gas-heated home the caps are 1.5 times higher, but at these prices you would not reach them, so you would still collect 30%. Caps only bite on larger jobs.

What Aurora homes look like

The American Community Survey (2020 to 2024) counts 152,377 homes in Aurora. About 62% of households own and 38% rent. About 53% of homes are detached houses. Only 37% were built before 1980 and just 1% before 1940, while 29% were built in 2000 or later.

That is the opposite of Denver's mix. Most Aurora houses are newer, so the first question is what you already have. Ask a contractor to measure the depth of insulation in your attic and to run a blower door test, which shows how leaky the house is. Do not buy a measure you do not need.

Attic top-up and air sealing first

For a newer house, the usual targets are the attic floor and the air leaks around it. Xcel's 30% covers both, with a $500 attic cap and a $400 air sealing cap. Wall insulation, which has a $350 cap, is a harder job in a finished house and is less often the right place to start. Your contractor should explain why each measure is on the quote.

What Aurora heats with

About 62% of Aurora households heat with utility gas, 34% with electricity and almost none with oil. Xcel's rebate sheet gives gas-heated homes 1.5 times the standard caps, and says so for Xcel gas customers. If you are in the 34% on electric heat, insulation saves you the most per dollar, because electric heat is the costliest to run.

Renters in Aurora

About 38% of Aurora households rent. A tenant usually cannot insulate an attic, so the useful move is to ask a landlord to look at the rebate. Xcel pays the customer who pays for the work.

What changed in 2026

The federal credit for insulation ended after 2025, and the Colorado Energy Office closed its single-family income-based rebate program in August 2026. That program could pay up to $1,600 for insulation, air sealing and ventilation. Aurora's counties, Adams and Arapahoe, were in its Front Range region.
