What is open for Detroit homes in 2026
Each card names the fact we keep on file, with the date we last read the official page. DTE says its money is first come, first served, and it shows how much is left. We note those shares where we saw them.
DTE attic insulation
For DTE gas customers, single-family homes, at least 500 square feet of attic. The $250 bonus needs a second measure installed September 15 to December 15, 2026. About 66% of gas funds were left.
DTE furnace
For natural gas customers. The extra $300 covers qualified installs October 1 to December 15, 2026. About 27% of gas funds were left.
DTE heat pump
Only for electric customers replacing electric heating. Gas customers are not listed for this rebate.
DTE Wi-Fi thermostat
One per home, for DTE electric or gas customers. Apply within six months of buying and by December 31, 2026.
DTE energy assessment and air sealing
Rebates for the blower door test and for how much air leakage you cut. Electric heat homes can get half of an audit, air sealing and insulation job, up to $5,000.
DTE Energy Efficiency Assistance
No-cost weatherization and other upgrades for households at or below 250% of the federal poverty level.
State home energy rebates (MiHER)
New income-qualified applications are on hold in the Detroit district while the state reviews funding.
Michigan Saves loan
A fixed-rate loan from a credit union, such as One Detroit Credit Union, for heat pumps, insulation and more.
Federal 25C and 25D tax credits
The federal home energy credits ended for work finished after December 31, 2025. A quote that counts on them is out of date.
How Detroit heats its homes
The Census Bureau's American Community Survey (2020 to 2024) counts 329,393 housing units in Detroit. Utility gas heats 80.5% of homes and electricity heats 16.7%. Fuel oil is almost gone at 0.1%. That mix shapes everything on this page. The big money is aimed at the gas majority, and the heat pump money is aimed at the electric minority.
An old house is the main story
90.3% of Detroit's homes were built before 1980, and 36.3% were built before 1940. Only 4.5% date from 2000 or later. Older houses tend to leak air and have thin attic insulation. That is why DTE's attic rebate, and the air sealing rebates that come with an energy assessment, usually do more for a Detroit bill than a new gadget. Detached houses make up 64.3% of homes, and DTE's rebates are for single-family homes.
Why the state program matters here
Michigan's home energy rebates, called MiHER, can cover up to the full cost of work for lower-income households, with caps of $14,000 for electric equipment and $20,000 for whole-home efficiency. In August 2026 the state said Detroit area participation was nearing its funding cap for single-family projects. Its program page now says new income-qualified applications are temporarily unavailable in the Detroit, Warren, Grand Rapids, Lansing and Kalamazoo districts. Look up your county on the state's district map to see which one you are in, and check the page again before you plan around it.
Renters and landlords
About half of Detroit households rent (49.7%). Most of these rebates go to the person who pays the bill for a single-family home. If you rent, ask your landlord about insulation and a new furnace, and ask whether the landlord has used DTE's rebates. The free Energy Efficiency Assistance program and the state weatherization program also help renters who meet the income rules.

What to do in Detroit
- Look at your DTE bill and confirm whether you heat with gas or electricity.
- If your income may be low enough, call the DTE Energy Efficiency Assistance line at (833) 627-2300 before you buy anything.
- For a gas home, get an attic insulation quote and ask the contractor to file for DTE's rebate and the $250 bonus.
- Check the funding shares on DTE's rebate pages, because the money is first come, first served.
- Keep every receipt. DTE asks for them, and you apply within six months of buying.
Common questions
Does DTE pay a heat pump rebate for a gas home in Detroit?
Not on the pages we read. DTE's heat pump rebates are for electric customers replacing electric heating. A gas home can still get a furnace rebate of $100 to $400, plus $300 for qualified installs from October 1 to December 15, 2026.
Can I still get the federal tax credit in Detroit?
No. The federal 25C and 25D credits ended for work finished after December 31, 2025.
Is the state MiHER program open in Detroit?
Not for new income-qualified applications right now. The state paused them in the Detroit district. Applications already in are still being processed.
Which rebate is best for an old Detroit house?
For a gas home, attic insulation is usually the best first step, at up to $600 plus a $250 bonus. DTE says the home must be more than 24 months old and the attic at least 500 square feet.
Is there free help if my income is low?
Yes. DTE's Energy Efficiency Assistance covers households at or below 250% of the federal poverty level. Michigan's weatherization program covers 200%. Both are free.
