What BC Hydro pays for insulation in Langley
Both the City and the Township of Langley use the same BC Hydro rules. We re-read the insulation page on October 2, 2026. The rebate is for homes heated mainly by electricity, with FortisBC covering the same formula for its gas customers.
Attic
Capped at $900, with at least R12 added.
Walls and basement
Capped at $1,200 each for wall cavity, sheathing and basement or crawlspace.
Floors and other spots
Capped at $1,000, at least R20 added.
More than one upgrade
A bonus is available when you finish more than one eligible upgrade.
Lower incomes
Income-qualified customers can get free upgrades.
A Township rancher
A 1,300 square foot attic at R-24 topped to R-50 adds R-26. The rebate is 0.02 x 26 x 1,300 = $676. Insulating 1,000 square feet of exposed crawlspace floor with R-20 would earn 0.07 x 20 x 1,000 = $1,400, so the $1,000 cap applies. That makes $1,676 from our arithmetic on the posted rules.
Two Langleys, two housing mixes
In the 2021 Census, the Township of Langley had 46,925 households and the City of Langley had 12,600, together 59,525. In the Township, 23% of households live in homes built before 1981 and 82% own their home, with only 10% in apartments. In the City, 38% live in older homes but 61% are in apartments. Across both, about 15,705 households (26%) live in pre-1981 homes, and 8,405 are owner-occupied houses from that era.
If you are in a City of Langley apartment or condo, the Home Renovation Rebate does not apply. BC Hydro runs a separate Condo and Apartment Rebate Program. The strongest fit is a Township house, especially a rancher or split-level from the 1960s to 1980s.
Rural lots, outbuildings and the 12-month rule
Parts of the Township are farm and acreage land. The program covers the house, not garages, workshops or outbuildings. The home must also be at least 12 months old and a year-round primary residence. A vacation cabin does not qualify.
Weather
Langley's average January low from 2015 to 2024 was 0.3°C and the coldest day was -16.8°C. Winters are mild and wet, so savings come from fewer cold weeks, not a long deep freeze. The rebate still covers part of the cost of an attic top-up.

- Pests and moisture have to be fixed before the new insulation goes in.
- Work required for a permitted addition does not qualify.
