How much you get

Why this one needs an assessment

Windows and doors bundle into the assessment-required path alongside insulation, water heater, and air sealing. You need at least 2 of those upgrades — completing 3+ earns an extra $500 bonus.

Markham has no municipal top-up for window or door replacement — the city and Richmond Hill are running a joint feasibility study on a future retrofit program, but nothing is live yet, so everything below is the standard provincial HRSP process available to every Ontario homeowner.

How to claim it

  1. Book an initial home energy assessment with a registered energy advisor ($600, refunded later)
  2. Get your custom report
  3. Complete the window/door replacement plus at least one other qualifying upgrade
  4. Book a follow-up assessment; the rebate arrives by mail within 60 days

Common questions

Are window and door rebates available in Markham?

Yes, at the standard provincial rate of $100 per rough opening. Markham's newer housing stock means this often applies to early-2000s builder-grade windows reaching the end of their service life rather than much older original glass.

Do all new windows qualify for the rebate in Markham?

No. Alectra Utilities, which bills Markham, doesn't add its own window certification, so the ENERGY STAR rating that matters is the provincial climate-zone rating on the product's own spec sheet, not the brand or the store's marketing claim.

Does Markham have its own window replacement rebate?

No. Markham has no municipal energy program right now — the city and Richmond Hill are studying a future retrofit program jointly, but nothing is live. The amounts on this page are the standard provincial HRSP figures.

Your utility: Alectra Utilities

Markham's power comes through Alectra Utilities, the regional distributor that absorbed the old PowerStream (which served Markham, Vaughan and Richmond Hill) in the 2017 merger that also combined Brampton Hydro, Enersource and Horizon. Since the windows and doors rebate is a fixed provincial amount, which of Alectra's predecessor utilities used to serve your specific street doesn't change what you qualify for — Alectra is simply who to call now for panel capacity or connection questions.

What Markham's winters mean for this upgrade's payback

Markham's winters track close to the rest of the northern GTA: cold enough to matter, without the extremes of Northern Ontario or the lake-effect snow bands further southwest. That's with a 10-year average January daily low (2015-2024) of -8.4°C and a coldest recorded day of -27.8°C. Markham's housing stock skews newer than Toronto's core, so the case for a windows and doors upgrade here is often less about ancient original glass and more about early-2000s builder-grade windows reaching the end of their service life.
